Building Inspection Services

Expert Building Inspectors from Alliance Resolve Ltd

Alliance Resolve provides technical building surveying support where property damage may involve an insurance claim, reinstatement works, contractor scope review or dispute over cause.

Insurance-related building damage requires careful analysis.

It is not enough to identify that a building is wet, cracked, stained or damaged. The key questions are usually:

  • What caused the damage?
  • Was the damage sudden or gradual?
  • Is there evidence of an insured event?
  • What part of the damage is directly related to the event?
  • What part may be due to age, wear, maintenance or pre-existing defect?
  • What repair is proportionate?
  • Has the contractor priced the correct scope?
  • Are proposed works betterment, reinstatement or maintenance?

Our role is to provide independent technical advice so that reinstatement decisions are properly informed

What We Assist With

We can assist policyholders, landlords, managing agents, freeholders, insurers, loss adjusters and contractors with:

  • escape of water damage;
  • storm-related roof and fabric damage;
  • impact damage;
  • water ingress investigations;
  • damp and mould following leakage;
  • defective repair assessment;
  • reinstatement scope preparation;
  • contractor quotation review;
  • causation analysis;
  • photographic defect schedules;
  • strip-out and opening-up advice;
  • drying and reinstatement sequencing;
  • monitoring of remedial works;
  • practical completion inspections.

Our reports are structured to separate observed damage, likely cause, recommended repair and any further investigation required.

Causation-Led Approach

 A defensible insurance report must distinguish between damage and cause. Internal staining may be the visible symptom, but the cause could be a roof defect, failed sealant, blocked gutter, defective flashing, pipework leak, condensation, poor ventilation or historic moisture ingress.

We consider:

  • building age and construction;
  • maintenance condition;
  • weather exposure;
  • moisture pathways;
  • material decay;
  • pattern and location of damage;
  • sudden versus progressive deterioration;
  • previous repairs;
  • visible evidence of recent damage;
  • whether proposed reinstatement addresses cause or merely finishes.

This helps identify a proportionate repair strategy and reduce avoidable disagreement between parties.

Policy Exposure and Proportionate Remediation

We do not provide legal advice on policy interpretation. However, we can assist with technical evidence relevant to policy discussions by identifying:

  • the likely mechanism of damage;
  • whether deterioration appears long-standing or recent;
  • whether the damage is consistent with the reported event;
  • whether maintenance defects are present;
  • whether opening-up or specialist testing is required;
  • whether reinstatement proposals are technically appropriate;
  • whether proposed works appear to go beyond like-for-like reinstatement.

This is particularly useful where there is a need to distinguish between insured damage, maintenance liability and betterment.

Typical Instructions

We are commonly instructed where:

  • a leak has caused internal damage and the source is disputed;
  • a roof has failed and storm damage is alleged;
  • mould has developed after escape of water;
  • contractors have provided inconsistent quotations;
  • a managing agent requires technical support before authorising works;
  • an insurer or loss adjuster requires further evidence;
  • policyholders need a clearer reinstatement scope;
  • there is concern that the proposed repair will not address the cause;
  • works have been completed poorly and require review.

If you require support following damage or disputed reinstatement works, Alliance Resolve can assist
